Our Story

Since 1995, our company has made a name for itself as an industry leader in multi-family and student housing development, management and financing. In 1995, Ryan Holmes, RISE Chief Executive Officer, broke ground on our first student housing project in Valdosta, Georgia ($10M, 348 beds), from which our property management company was launched. Our history is abounding with intentional moves, such as our 2015 rebrand from Ambling University Development Group (AUDG), to grow RISE into the cultural pioneer of the industry that we are today.

After 20 years as AUDG, we changed our name to RISE: A Real Estate Company. This name change represents a reaffirmation of our purpose: to positively impact others. Just as important, it’s a renewal of our commitment to partners and residents alike to hold ourselves to a higher standard. What didn’t change is who we are, the way we do business, and who we do business with. We remain steadfast and sincere in our dedication to the values that lifted us to where we are today.

Mission

The RISE mission is to improve lives and impact people positively – one person at a time. We believe it really is as simple as that. Numbers are what they are. We measure our true success by client satisfaction and by how we are able to improve lives in our day-to-day work.

We live out our mission through leadership training, culture programs, community service and The Perry Project. The Perry Project was established in 2014 to celebrate Charles Perry, our former managing partner. Generous donations from Charles Perry’s friends and family supported our inaugural distribution of nearly 3,000 bibles in 2015 and has grown to where we are now able to place a bible in every bed we manage and/or develop.

Culture

The motto ‘Love. Serve. Care.’ is the backbone of our culture. Adopted from Jon Gordon’s book, The Carpenter, this encapsulates what RISE is all about. As a faith-based company guided by Godly principles, we place a strong emphasis on how we treat our partners, residents and each other.

We continually focus on aligning our day-to-day operations with our values and spend time and resources on team-building activities like daily devotions and annual leadership conferences to develop purposeful ways to put our principles into practice.

An entrepreneur and business owner for over 25 years, Ryan Holmes serves as CEO of RISE. In this role, he is responsible for spearheading the company’s growth and providing strategic, executive and developmental oversight.

Ryan began his tenure with RISE in the student housing arena, where he was instrumental in identifying and implementing a new financing structure allowing for utilization of a not-for-profit financial structure. Under his leadership, RISE has grown and diversified its product and service offering. Originally focused on for-rent product development, we are now an all-inclusive developer, manager and builder of numerous product types in a variety of markets. Additionally, he offers valuable oversight of project-specific financing and project management. He seeks out and identifies new project opportunities while working to enhance client relationships. Holmes also works closely with divisional leaders, offering insight and guidance on strategic planning and business development initiatives.

As RISE President, Greg is part of the executive team that establishes vision, policy, planning and culture for RISE. Greg leads the development team and is responsible for its strategic planning. He continues to serve as the executive-in-charge over all on-campus student housing developments. He also takes leadership roles on projects with responsibility for the legal and financial aspects of the project and drives the team to deliver on the budget and schedule. Greg attends industry-related conferences and is often a trusted speaker. With over 23 years of experience, he is a relationship builder and works diligently to develop partnerships that bring value to our clients and team members.

Hometown: Fall River, Massachusetts

Hobbies/Interests: Greg is an avid golfer and enjoys playing or watching most every sport. He also enjoys spending time with his wife, two sons and daughter, relaxing poolside and exercising.

As CFO, Greg Hunter is responsible for the accounting, finance, asset management and information technology for RISE. In this position, Greg works closely with the team to develop business strategies that support the overall mission, goals and objectives of the company, while providing overall financial leadership and direction. He is responsible for ensuring that proper financial controls are in place to maximize opportunities while minimizing risk. Hunter oversees RISE’s investment portfolio and other investment opportunities. Greg works alongside the executive team to determine the best financing structure based on the project’s analytics. He is responsible for coordinating the closing of the financing for each project. During each project’s construction, he monitors the cost and oversees funding to ensure the projects are within budget.

Hobbies/Interests: Greg enjoys spending time with his family – wife and two sons, golfing and football. He is a member of the American Institute for Public Accountants (AICPA) and Georgia Society of Certified Public Accountants.

As Chief Operating Officer for RISE, Courtney Gordon is responsible for the global operations of the organization. He is focused on delivering technology-driven business services and solutions, providing exemplary client service, and driving profitable revenue growth.

Courtney also oversees the property management company. His leadership helps to direct the company’s exceptional culture while delivering exceptional results. As a member of the senior leadership team, he helps to develop business strategies and keeps the operation goals in line with the long-term vision of RISE.

Senior Vice President, Development

As Senior Vice President of Development, Jeremy is responsible for creating development opportunities by introducing RISE’s services to higher education clients. He also works closely with these collegiate partners throughout the development process for on-campus housing, dining, retail, structured parking, and other revenue-generating campus facilities. With over 20 years of experience at RISE, his key functions include creating and cultivating close relationships with clients, spearheading RFP production, overseeing programmatic and conceptual design generation, proforma and cost analysis, rental rate verification, leading and managing team members and consultants as well as meticulously monitoring the overall schedule and progress of each of his projects to ensure that RISE’s high standards and commitment to client satisfaction are always delivered. Since serving as a RISE intern during the Summer of 2001, Doss has led the development of 34 projects totaling 22,285 beds and over 7.35 million SF, which total a cost in excess of $1.45 billion.

As Senior Vice President of Project Management, Paul is responsible for the development of facilities for RISE university partners’ building programs. Paul is involved in all aspects of the process from pre-development to the successful delivery of the product. He demonstrates expertise in team building, and maintaining working relationships with clients, consultants, contractors, and facility operators. Paul takes pride in resolving project issues fairly and expeditiously. He has extensive experience in negotiating contracts, fees, site assessment, budget development, cost control, design management, and construction administration. Since joining RISE in 2001, Paul has successfully managed the on-time and on-budget delivery of 16,294 student housing beds, totaling over 6.1 million SF with a combined total budget of over $1.18 billion.

Joe Passkiewicz has spent his entire career in the construction and comes from a family rooted in the industry. His father worked as a waterproofing contractor, and Joe found himself working jobsites starting at 15 years old. Throughout his career, Joe has performed in nearly every role: laborer, tradesman, house builder, superintendent, project manager, and construction executive. With over $1 Billion worth of multifamily and active adult projects under his belt, Joe has refined his strengths and his leadership.

Hobbies/Interests: When away from the noise of the construction site, Joe enjoys the quiet things: fishing, backpacking, cooking, gardening, and spending time with his grandkids.

As Vice President of Development, Matt Marshall is responsible for the creation, implementation, and completion of new business development for RISE. He focuses on diverse, higher education housing markets for both market rate and student housing pursuits. Matt participates in all phases of the development process to ensure a positive and successful experience for all partners, campuses and municipalities. He also has experience in multiple residential uses, including market rate housing, mixed-uses, building conversions and extensive rehab projects. Working for both public and private firms with an array of financing models and development structures enables him to be a creative and productive member of the team.

Hobbies/Interests: Matt shares his love of the outdoors with his wife and three children. Whether it’s sports, having fun on the water, hunting or hiking, he enjoys what nature has to offer.

As Development Project Manager for RISE, Ryan is responsible for overseeing all elements of multi-family, mixed use and student housing projects from pre-development activities through project completion. This includes the oversight and coordination of contractors, professional consultants, architects and engineers, in addition to serving as the project’s primary contact for equity stakeholders, university officials and local government entities. In this role, Ryan also serves as the liaison between the RISE design consultant team, construction team and all other project members.

As Vice President of Finance & Accounting, David works closely with the CFO and entire accounting team to lead all financial aspects of current operations and projects. He is directly involved in the organization’s financial planning and accounting practices and is responsible for the day-to-day oversight of the entire accounting department. David brings with him experience in both public and corporate accounting as well as business management.

Alana Savoie strategizes with owners to position their assets using her market knowledge to drive revenue growth. She works closely with the operations team to vet new technologies and procedures for on-site teams, growing local team members into leaders that best serve owners, vendors and residents. She has experience in both conventional luxury lease ups as well as on and off-campus student housing. Alana specializes in marketing strategy and rent growth. Over the course of her career, she has applied her market knowledge to align her properties as market leaders.

Hobbies/Interests: When Alana is not serving her owners, team members and residents, she is spending time with her husband, daughter and two (naughty) dogs. She also loves to draw, cook and do just about anything that allows her to express her creativity.

As Vice President of Information Technology, Ben works across all divisions, departments and functions to ensure that technology solutions are leveraged in an efficient and impactful way. Ben believes in lifelong learning and the power of positive thinking. He is always studying complex technical topics like Internet of Things and Information Security but takes time each day to share positive and uplifting messages via multiple social media platforms. Ben has deep experience in nearly every Information Technology domain and work experience in multiple industries. He’s had great success as an educator, in business development, as an entrepreneur, with mergers and acquisitions, and of course in Information Technology leadership. He holds certifications in ITIL, VoIP, Networking, Microsoft, Virtualization, Lean Six Sigma, and is a full stack software developer. Ben holds a Bachelor of Science degree from Valdosta State University.

As Corporate Controller, Tesa Spray is responsible for all daily accounting operations of RISE; overseeing all accounts payable, accounts receivable, general ledger, and cash management personnel and processes. In her capacity as Corporate Controller, she ensures that the accounting policies set forth by RISE are in compliance.Tesa is responsible for reporting all financial matters to the RISE executive team, as well as preparing spreadsheets, forecasts, and other financial information as required by clients, investors, and lenders.She maintains banking relationships for all corporate accounts, as well as all project development accounts. Additionally she works closely with the project accountant, project managers, and outside consultants on project funding requests, analyzing the costs of each project, and coordinating the timely funding of each request with the client.

As Property Controller, Kristy Anderson supervises RISE’s team of Property Accountants and Accounts Payable Coordinators. She is responsible for the oversight of all accounting and financial reporting for properties currently managed by RISE.Under the supervision of the CFO, Kristy directly manages and establishes property management accounting processes and procedures, cash management, accounts payable, general ledger accounting, internal controls, and financial reporting for all third-party clients as well as RISE-owned assets in our management portfolio. Additionally, she coordinates and assists with annual budgets, audits and maintains banking relationships for all managed assets. As a member of the Operations team, she assists with implementing initiatives to optimize efficiencies within the property management group.

before. In his 20+ years of hospitality and student housing management, he has dedicated his energy to

With over a decade of experience in the student housing and market rate multi-family markets, Brian will be responsible for daily oversight of projects. This includes all aspects from pre-development activities through to construction completion. He will coordinate and oversee contractors, professional consultants, architects and engineers. Additionally, Brian will represent RISE as a contact for equity stakeholders, university officials and local government entities, as well as liaison between the RISE design consultant team, construction team, and all other project team members.

Brian holds an architectural license in 22 states. He has experience starting non-profit and for-profit organizations and has years of management experience working with both large and small teams.

Hobbies / Interests:

He is married to Nicole Sudduth and they have three children who also hold dual citizenship in the US and Germany. Their two dogs, a Great Dane and a Maltese, round out the family.

An aquatic thrill-seeker, Brian swam with both great white sharks and manta rays. He hopes to dive the Great Barrier Reef next.

He works directly with the CFO to close real estate acquisitions in preparation for construction. Charles frequently collaborates with the management team on preleasing performance, overall asset performance, and cash analysis of owned assets. He provides quarterly asset performance updates to RISE key partners and investors.

David Stephens has 30 years of experience in various types of construction projects including multi-family, retail, distribution, theme park, Class A high rise.

As Project Manager his key responsibilities include overseeing every feature of the project including construction schedule management; supervising production from conception phase to construction phase; controlling deadlines to ensure that projects are completed within the proposed time frame and within budget; evaluating project’s costs, preparing the budget, finding solutions to reduce budgets using value engineering; working with subcontractors from contract negotiation to warranty; and supporting and supervising staff in day today management and communicating with owners, architects and other stakeholders.

As Development Project Manager for RISE, Sara is responsible for overseeing all elements of multi-family, active adult and student housing projects from pre-development through project completion. She coordinates and oversees contractors, professional consultants, architects, engineers, as well as university officials and governmental entities.Sara is a registered architect with extensive experience working with teams to accomplish large and complex project types.

As a Development Project Manager, Brandon is responsible for the advancement of student housing, multifamily, and active adult projects within the RISE network. With 10 years of experience in the architecture and planning industry, Brandon has a demonstrated history of working with teams large and small to deliver successful projects in a timely manner. Brandon is immersed in projects from conception to completion which allows him to foster lasting working relationships with landowners, contractors, designers, and engineers. During the life cycle of the project, Brandon serves as the point of contact for the design and construction teams all while managing budget, schedule, and design. Brandon brings the energy, attitude, and attention needed to ensure a projects successful outcome.

Hobbies/Interests: Brandon enjoys spending time with his two pups, a St. Bernard/Great Pyrenees named Gus and Lab/Chow named Tate. In his free time, you can find him either out on the golf course or in the backyard grilling with family and friends.
